1. Clean and Inspect
We wash or hand-clean the surface and look for chalking, peeling, soft stucco, failed caulk, rust bleed, and moisture problems that would push new paint back off.

Prep-first painting for stucco, siding, trim, and doors outside, and walls, ceilings, and trim inside — from a licensed and insured team with more than 50 years of combined experience.
What we paint
We already care for the outside of homes, businesses, and community properties. Painting lets us finish the job — whether that means a full exterior repaint or refreshing rooms one at a time.
Front Entry & Accent TrimHow we work
Paint is the last step, not the first one. Most of the difference between a repaint that lasts and one that peels comes from what happens before the first coat.
We wash or hand-clean the surface and look for chalking, peeling, soft stucco, failed caulk, rust bleed, and moisture problems that would push new paint back off.
Loose material comes off, gaps get caulked, damaged areas get patched, and bare or stained spots get primed so the topcoat holds color evenly across the whole surface.
Everything that is not being painted is covered, then we apply finish coats in the product and sheen agreed on up front, allowing proper dry time between them.
Estimating
There is no flat per-square-foot painting rate that stays honest across every property, so we price after seeing the work in person. These are the factors that move the number most.
We walk the property with you, measure what is being painted, and note prep and repairs. You get a written price for that defined scope before anything starts — no surprise add-ons once the ladders are up.
Painting answers
Yes. We handle exterior stucco, siding, trim, doors, and garage doors, and interior walls, ceilings, trim, and doors. Many projects combine both, and we can schedule them together or in stages.
Painting pricing depends on surface area, the number of stories, the condition of what is being painted, how much repair and prep is needed, and the number of coats and colors. We confirm pricing after an on-site walkthrough rather than quoting a flat rate.
Prep varies by project and typically includes pressure washing or hand cleaning, scraping loose material, caulking gaps, patching, spot priming, and masking anything that is not being painted.
A single interior room often finishes in a day or two. A full exterior repaint usually runs several days, depending on square footage, prep, weather, and drying times between coats.
Either works. Many clients let us supply the paint so the product matches the surface and exposure; others have a brand and finish already chosen. We will confirm the product and sheen before starting.
We can talk through finishes, sheens, and how colors read in Florida sun and shade, and we are glad to work from samples you have collected. Final color choice stays yours.
